What makes us different?

There are really six key things that separate OKC Home Realty Services, LLC from our competition as property management OKC.

1. Many property management companies are overworked and understaffed. We have enough bandwidth to be effective.

They have so much on their plate, they don’t know what end is up.

I’ve been there.

That’s no way to run a business.

OKC Home Realty Services, LLC, does not cut corners because we have enough people on staff to get things handled.

To be effective, a property management company needs office staff, field staff for maintenance, and systems.

These together with teamwork is what makes the magic happen with OKC Home Realty Services, LLC.

And it’s not just about having enough staff and effective systems.

It’s also about being organized.

Every week we handle 20-40 work orders (requests from tenants to fix something on the property they lease).

We track each and every work order in our database so that we know in real time what the priorities are, who’s working on what, etc.

It also helps us to track these expenses to the penny.

And when a tenant needs to be charged for a repair.

That’s just one example of how we stay organized.

Staying organized also helps us do our job better.

How? Many ways.

One way is providing you a financial progress report on your property(ies) every month by the 12th or 13th along with your rent.

Those progress reports show receipts and backup.

We provide detailed invoices that tell the true story of how your money is really spent when you have repairs or maintenance at your property.

Our database helps us to be organized.

All of your properties’ financial information is kept in that database.

At the push of a button, a comprehensive financial report for the year can be prepared to be sent to your CPA for taxes.

2. We keep you as involved as you want to be in making decisions about maintenance.

This is a big deal.

Many property management companies just spend their owners’ money without ever consulting them.

Or, they don’t want to take the time to consult carefully with you about how you want a particular job handled.

We want to keep you in the loop.

It’s important to us that you are involved in the decision-making process.

We tell you what needs to be done and how much it’s going to cost.

This makes me think of the clogged plumbing problem we kept having on this property.

Our maintenance technician correctly diagnosed the problem, which was roots clogging the old cast iron line under the house.

They dug up the line and replaced it with new PVC.

Since then, we haven’t had one maintenance call about clogged drains at the property.

And, the charges are reasonable.

Our hourly rates are about half of what another well-known management company charges.

3. We are responsive to you and your tenant(s).

Good service means prompt service.

Why keep tenants waiting?

Prompt service means retaining tenants as long-term customers.

When we have a maintenance issue we are working on in a unit, we keep the tenant (and the owner) in the loop.

Nothing is more frustrating to a tenant than to have an issue that’s not getting resolved and not knowing what’s going on, and when the issue is going to be resolved.

That’s simply not acceptable.

The least we can do is take responsibility for good communication.

Another part of our service is weekend emergency maintenance.

It’s simply unacceptable to make a tenant wait days if, for example, their heat and air are out.

Or, if their toilet is clogged.

And the best part is there is no markup for weekend maintenance as so many property management companies charge.

You pay the same rate, regardless of whether the work was performed during the week or over the weekend.

It also helps that we have our own drain-cleaning equipment.

Because of that, we can handle sewer drain calls less expensively than a plumbing contractor.

We can also jump right on the problem instead of asking them to wait until a plumber happens to be available.

And, we return calls.

We always try to same day if at all possible.

4. We have experienced, skilled maintenance technicians to handle issues when they come up.

The advantage of having these guys on staff is that we control their schedule.

We can make it a priority to get the problem your tenant needs to be fixed right away.

Instead of calling a contractor and hoping they get to it the next day.

Not only that but our employees are covered by worker’s comp.

Maintenance work can be dangerous.

Sometimes these guys get hurt.

That’s when you want to have the proper insurance in place.

Why risk having all your investments wiped out because of an accident that you had no part in?

We’re lucky to have a licensed heat and air contractor on staff.

The benefit to you is that we can get of technician working immediately on your heat and air system.

Also, the cost is less than you would pay a licensed heat and air contractor.

5. You cash in on my 20+ years of experience in the Oklahoma City rental market.

I began my work with rental properties in 1996.

I’ve picked up a ton of information over that period of time.

There aren’t many OKC metro neighborhoods in which we don’t currently manage properties or have in the past.

OKC Home Realty Services, LLC will open our 20+ year-old rolodex to our contractors, banking contacts, or other contacts you might need.

6. We won’t hold you hostage.

If at ANY TIME, FOR ANY REASON you are not happy with our service, you can give us the notice to cancel service without ANY PENALTY TO YOU WHATSOEVER.
