Our Complete Property Management Process

Step One: Property Management Agreement

The property manager and landlord should sign a property management agreement before the execution of property management services. In this step, the owner is informed of the pricing and services that the management company agrees to provide. Refer to our pricing guide for reference.

The owner may request rental comparable to know what the property will rent for. In those cases, we provide that information to the owner asap.

Step Two: Advertising and Marketing

Once the management agreement is signed, we get to work. If it is working with existing tenants, we get the leases from the owner. And, we contact them to give them all the information on our payment options, how they will use our tenant portal, and how they should make maintenance requests. If the property is vacant, we immediately take steps to either get any remaining make ready work completed, and/or get the property listed for lease on all the websites where we advertise vacancies.

If we are advertising a vacancy, the tenant need to make sure the information in the listing is correct. We obtain professional photos to make the property look as good as possible.

Step Three: Showings

We arrange for showings though our showing app called tenant turner. It maintains a waiting list for people who want to get a showing, but sometimes the property is not ready to show because, for instance, there is still a tenant in the property. Yes, if we get notice from a current tenant they plan to move, we immediately list that property for rent so we can hopefully get an approved application before they even move, and to have a strong list of people who wish to be on that waiting list. And, it helps to coordinate showing schedules for the numerous properties we have listed for rent on our website.

Step Four: Screening

We do a thorough screening of rental applications we receive, including income verification, background check (criminal and other court records nationwide), credit report, and landlord verification.

Step Five: Sign The Lease Agreement

Once applications are approved, we prepare the lease for all parties to sign.

Step Six: Rent Collection

We are responsible for rent collections. Our app for property management helps us to keep careful records of any payments. If the tenant fails to pay rent, we contact them, provide appropriate notices, and, if necessary, file for eviction on behalf of the owner.

Step Seven: Maintenance

We have on staff maintenance and a long list of contractors to address any maintenance items that come up.

We have very few if any negative reviews from owners. But tenant reviews are another story. A good property management company just can’t keep tenants happy all the time. We have to decide how security deposits are divided up. Charge late fees. Give bad news sometimes about owners who won’t go along with tenant requests. And sometimes tenants take those unpopular decisions out on us. It’s just part of doing business.
