Tenant Eviction Services — Oklahoma City Property Management
Why Professional Eviction Help Matters
A single procedural error can add weeks or months to the process
Improperly served notices are the #1 reason evictions fail in court
If we placed the tenant, we cover half the eviction cost
From first notice to next qualified tenant — we handle it all
Lost Rental Income
Every day an eviction is delayed due to a filing error, the wrong notice type, or a missed deadline is income you’ll never recover. A single procedural mistake can add 30–60 days, or more, to the process.
Notices Thrown Out in Court
Oklahoma requires the right notice, the right type, right language, right delivery method, with documented proof of service. An improperly served notice is the #1 reason evictions fail at the court stage. The tenant stays. You start over.
Legal Liability from Doing It Wrong
Changing locks, removing belongings, or cutting utilities to force a tenant out is illegal in Oklahoma regardless of how much rent is owed. Self-help eviction exposes you to civil liability that far exceeds the cost of doing it legally.
Incomplete Documentation at Hearings
Oklahoma County District Court judges expect organized, complete documentation, the signed lease, payment records, communication history, notice proof, and inspection photos. Showing up unprepared extends the timeline even further.
Voided Notices from Partial Payments
One of the most common and costly landlord mistakes: accepting even a partial rent payment after serving a notice can legally void that notice under Oklahoma law. You’ve accepted money and your eviction is nullified. You start over.
Longer Vacancy and More Lost Revenue
Without a structured post-eviction process, re-leasing takes longer. Every extra week a unit sits empty after a difficult tenancy is additional lost income on top of what was already missed.
OUR Tenant EVICTION SERVICES
From the first legal notice to the day you have your property back completely managed on your behalf.
Legal Grounds Assessment
Before anything is filed, we review your lease and the tenant situation against Oklahoma’s Residential Landlord and Tenant Act to confirm the correct legal grounds and the right eviction pathway. Choosing the wrong grounds or the wrong notice type can void the entire process, we get this right first.
Notice Preparation & Service
Oklahoma law requires specific written notices before any court action. We prepare and serve the correct notice for your situation, a 5-Day Notice to Pay or Quit for non-payment of rent, a 15-Day Notice to Cure or Quit for lease violations, or a 30-Day Notice to Vacate for holdover tenancies. Every notice is prepared with legally required language, served by an acceptable method under Oklahoma law, and documented with proof of service.
Forcible Entry and Detainer (FED) Filing
If the notice period expires without resolution, we file a Forcible Entry and Detainer (FED) action with the appropriate Oklahoma District Court. We prepare the complete petition, attach all required documentation, lease, payment records, notice proof, pay applicable court fees, and confirm the hearing date.
Court Hearing Preparation & Attendance
We organize your full case file and attend the court hearing on your behalf. We know what Oklahoma District Court judges expect in eviction hearings and arrive prepared with complete, organized documentation, lease terms, payment history, communication records, inspection photos, and proof of notice delivery.
Writ of Possession Coordination
If the court rules in your favor and the tenant still refuses to leave, we file for a Writ of Possession and coordinate with the Oklahoma County Sheriff’s Office for the physical removal. We are on-site for the lockout and ensure every step is handled legally and fully documented.
Security Deposit Disposition
After possession is returned, we prepare the legally required written accounting of all security deposit deductions within Oklahoma’s 45-day requirement, unpaid rent, documented damages, cleaning, and other legitimate charges.
Post-Eviction Property Assessment & Re-Leasing
We document the property’s condition immediately after possession with photos and a written assessment, establishing a clear record for security deposit claims and any civil recovery you choose to pursue.
Make-Ready Coordination & Re-Leasing
We coordinate any needed repairs or cleaning through our local vendor network and begin marketing the unit immediately to minimize the vacancy period between tenants.
Our eviction assistance process in Oklahoma is thorough and transparent, you’ll know exactly where things stand at every stage.
Situation Review
We review your lease, the tenant situation, and applicable Oklahoma law to determine the correct legal grounds and notice type before taking any action.
Notice Preparation & Service
We prepare the legally correct written notice, serve it by an Oklahoma-acceptable method, and document proof of service with photos and delivery confirmation.
Court Filing
If the notice period expires without resolution, we file the Forcible Entry and Detainer petition with the appropriate Oklahoma District Court, complete, correctly formatted, and on time.
Hearing Preparation & Attendance
We organize the full case file and attend the hearing on your behalf, prepared for both uncontested and contested proceedings.
Possession & Writ Coordination
If judgment is awarded and the tenant remains, we file for the Writ of Possession and coordinate the sheriff’s lockout. We are present on-site for the removal.
Property Assessment & Re-Leasing
We document the property’s post-possession condition, handle security deposit disposition, coordinate make-ready work, and begin re-marketing to qualified tenants without delay.
