The More Units You Own, the More There Is to Manage

Managing one rental can be straightforward. But when you own multiple units, tenant requests, rent collection, repairs, and vacancies can quickly overlap. A consistent management system helps you respond on time, keep residents informed, protect your rental income, and prevent small issues from becoming costly problems.

Multiple Tenants & Leases

Multiple Tenants & Leases Agreement

Every unit brings its own tenant, lease, payment history, questions, requests, and expectations. Keeping everything organized across multiple residents takes time and consistency.

Vacancies & Turnover

An empty unit doesn’t produce rent. Delays in marketing, showings, screening, repairs, or turnover can extend the time that a unit sits unoccupied.

Rent Collection & Delinquencies

Managing payments across multiple units means tracking who has paid, who hasn’t, what is owed, and what action needs to be taken when rent is late.

Maintenance & Property Condition

The more units you operate, the more maintenance issues you’re likely to encounter. A small problem left unresolved can become a much larger, and more expensive one.

Tenants, Neighbors & Shared Spaces

Noise complaints, parking disputes, unauthorized occupants, property damage, and disagreements between residents require timely attention. Shared areas such as parking, hallways, laundry facilities, yards, and entrances also need ongoing oversight.

Compliance & Documentation

Leases, notices, inspections, tenant records, maintenance documentation, and applicable housing requirements all need to be handled consistently.

The challenge isn’t simply having more units. It’s having more things that need your attention at the same time.

How OKC Home Realty Services Helps You

With our local team looking after every unit, it becomes easier to stay on top of vacancies, rent payments, repairs, resident concerns, and property records.

01.

Keep Your Units Rented

We advertise vacant units, answer inquiries, show the property, review applications, and screen applicants. We also handle move-outs and prepare units for the next resident, helping you reduce the time they remain vacant.

02.

Keep Rent Collection on Track

We collect rent, track payments, contact residents when rent is late, and keep payment records for each unit. This gives you a clearer view of your rental income without checking every payment yourself.

03.

Protect Your Property’s Condition

Residents can contact our team about routine and emergency repairs. We arrange maintenance, inspect units, and coordinate upkeep of parking areas, hallways, and other shared spaces to help keep the whole property in good condition.

04.

Spend Less Time Handling Resident Issues

We respond to resident questions, noise complaints, parking concerns, and other daily issues. You spend less time handling calls and resolving problems between residents.

05.

Keep Leases and Records Organized

We manage leases, notices, renewals, move-ins, move-outs, inspection reports, and maintenance records. This helps keep important information organized and makes it easier to know what has happened in each unit.

06.

Stay Informed and in Control

You receive reports showing rental income and property expenses, along with important updates. You can see how your property is doing while keeping control of major decisions.

The Result:

One team coordinating the many moving parts of your multifamily property, so you can focus on the investment instead of managing every unit, resident, payment, and repair yourself.

A Note From Scott

I started this company in 2011, right here in Oklahoma City.

Over the years, more owners with multifamily properties have come to us, duplexes, fourplexes, small apartment buildings, many of them after being turned down or brushed off elsewhere. Either they were “too small” for a multifamily-only management company, or their single-family manager didn’t really know what to do once the property had a rent roll instead of one lease.

We manage multifamily properties up to 100 units, and we treat every one of them with the same ownership mindset we bring to a single rental home, not a scaled-down service, and not a scaled-up institutional one.

If you want to talk through what that actually looks like for your property, call me directly, or send me the property address and unit count below. You’ll get a straight answer, not a pitch.

We Help You Scale, Not Just Manage

OKC Home Realty Services manages multifamily properties up to 100 units in the Oklahoma City metro, alongside the single-family homes, duplexes, and fourplexes that have been the core of what we do since 2011.

We’re not a national multifamily-only firm that treats a 12-unit building as too small to matter. And we’re not a single-family specialist who gets uneasy managing a rent roll instead of one lease. We built our systems to do both well, the same ownership mindset, applied at whatever scale your property actually is.

The goal is simple: make your properties easier to operate and give you more room to grow.

Real Owners. Real Property Management Results.

Managing rental properties is ultimately about what happens to the property—not simply how many tasks a management company completes.
Our experience managing rental properties gives us a practical understanding of the challenges owners face: keeping units occupied, dealing with tenants, responding to maintenance, controlling costs, and maintaining the property.

Frequently Asked Questions

Can you take over a multi-family property that already has a property manager?

Yes. We can discuss transitioning an existing property from another management company, including the current tenants, leases, financial records, maintenance issues, and other relevant information.

We coordinate the transition process, review the property’s existing information, establish communication with tenants, and take over the agreed-upon management responsibilities.

That depends on the terms of your management agreement. We handle routine management responsibilities and bring matters requiring owner approval to you according to the agreed process.

Management fees can vary based on factors such as the number of units, property type, services required, and the scope of management. We can provide pricing based on your specific property rather than applying a one-size-fits-all assumption.

We follow the applicable rent-collection and management procedures, communicate with the tenant, document the situation, and take the appropriate next steps based on the circumstances and your management agreement.

Yes. Existing tenant, maintenance, vacancy, or operational issues can be reviewed as part of the management transition so we understand what needs attention when taking over the property.

We can evaluate the property’s condition and help coordinate applicable repairs, maintenance, and turnover work needed to prepare units for occupancy.

Tenants have a process for reporting maintenance issues, including emergencies. Our team coordinates the appropriate response based on the nature of the issue and the property’s management procedures.

Yes. Owner reporting and communication provide visibility into relevant financial and property activity so you can make informed decisions without managing each unit yourself.

Yes. If you’re building a portfolio, we can discuss your properties individually and determine the management approach that best fits your portfolio and the services required.

Our focus is the Oklahoma City market and surrounding areas we serve. Contact us with your property’s location so we can determine whether it falls within our service area.
