The Problem You're Facing

You moved. Your rental property didn't.

Maybe you relocated for work, moved closer to family, inherited a property in Oklahoma, or intentionally purchased an Oklahoma City rental while living elsewhere. Whatever the reason, the property still needs reliable local oversight.

Distance makes everyday property management harder because you cannot always be there when the property needs attention.

None of this means you made a bad investment. It means the property needs local hands, and you’re not local anymore.

What to Know Before Hiring a Property Manager

If you own an Oklahoma rental from out of state, you need more than someone who can collect rent. You need to know how your property will be managed when you’re not there. Before choosing a property manager, ask these three questions:

Who Can Authorize Repairs?

You remain informed about maintenance decisions without having to coordinate vendors yourself. We handle maintenance requests, communicate with vendors, and document the work. Repairs up to $300 can generally be authorized by our team, while larger expenses require owner approval, subject to the exceptions outlined in your management agreement.

How Will You See Income and Expenses?

You shouldn’t have to wonder where your rental income is going. You’ll have visibility into rent collected, management fees, maintenance expenses, and other property-related charges through regular financial reporting.

What Happens When a Property Is Vacant or a Tenant Falls Behind?

Vacancies and late payments are part of rental ownership. When a property becomes vacant, we handle marketing, showings, applications, screening, and lease-up. If a tenant falls behind, we follow the appropriate collection and lease-enforcement process while keeping you informed.

We're On The Ground In The Oklahoma City Metro

So You Don't Have To Be!

We manage single-family homes, duplexes, fourplexes, condos, townhomes, and multifamily properties with up to 100 units in the Oklahoma City metro. Send the address so we can confirm whether your property fits our service.

From Oklahoma City to the surrounding metro, we bring local expertise and hands-on property management services catering to rental owners that live out of state.

What We Actually Do For You

You don’t need to coordinate your rental from another state or travel to Oklahoma every time something requires attention. As a local Oklahoma City property management company, we handle the work that requires availability and an in-person presence.

Local, boots-on-the-ground Presence

We inspect the property, meet contractors, walk units, and handle work requiring a local presence, reducing the need for you to travel for routine management matters.

Finding & Placing Tenants

We don’t just list your property and wait for applications. We look at comparable rentals, current competition, and your property’s condition to recommend a competitive rental price. We market the property across major rental platforms and apply consistent screening standards when reviewing applicants.

If leasing activity is slower than expected, we look at the available data and recommend whether pricing, marketing, or another part of the leasing strategy should change.

Rent Collection

Tenants pay through an online portal. We follow up on late payments and handle enforcement, so you’re not chasing anyone down from another state.

Financial Reporting

Your monthly statement shows income collected, expenses, management charges, and owner distributions. Available reports can be accessed through the owner portal.

Maintenance & Repairs

We assess the request, coordinate the appropriate technician, follow up on completion, and document the charge. For both Silver and Gold plans, repairs over $300 generally require owner approval, subject to the emergency and other authorized exceptions outlined in your management agreement.

Property Inspections

We check on the property’s condition regularly, catching issues that would otherwise go unnoticed until you happened to visit.

Oklahoma Compliance and Eviction Coordination

We administer leases and management procedures in accordance with applicable Oklahoma requirements. When formal legal action is necessary, we coordinate the required notices, documentation, filing process, and appropriate legal support.

Lease & Tenant Management

We handle lease administration, renewals, tenant communication, lease enforcement, and move-out coordination from start to finish.

One point of contact

You’re not fielding calls from tenants, contractors, and vendors separately. You call us. We coordinate everyone else.

How It All Works

1

We Evaluate Your Property

We check your property, estimate the rent it could earn, and identify any issues that need attention before it is ready for tenants.

2

We Set Up Your Account

Your owner portal gives you access to financial details, statements, and property activity whenever you need them, wherever you are.

3

We Find And Place A Qualified Tenant

If your unit is vacant, we market it, screen applicants, and arrange for a signed lease without requiring you to be there in person.

4

We Manage Everything Ongoing

We cover rent collection, maintenance requests, tenant communication, inspections & compliance as ongoing management.

5

You Get Paid And Stay Informed

We deposit your funds, send statements, and keep you updated on your investment, while our team handles tenant calls on your behalf.

A Note From Scott

I started this company in 2011, right here in Oklahoma City.

A good number of the owners we work with today don’t live anywhere near this city, some are a few states away, some are clear across the country. Almost all of them ask me some version of the same question before they sign anything: “How do I actually know you’re taking care of my property?”

It’s a fair question, and I’d ask it too.

My answer is simple. We treat every property like we own it ourselves, we tell you the truth even when it’s not what you were hoping to hear, and we put our commitments in writing so you’re never left guessing.

If you’d rather talk it through before deciding anything, call us directly, or send us your property address below. You’ll get a straight answer, not a pitch.
Respectfully,

Scott Nachatilo

A Better Way to Own an OKC Rental From Out of State

Hiring a property manager doesn’t mean handing over control of your investment. You still make the important decisions. We handle the operational work that requires time, availability, and local presence. Think of us as your boots on the ground in Oklahoma City.

However you ended up here, bought it as an investment, moved away, or just kept the house as a rental, managing it from another state gets hard fast. Our professional local management means you don’t have to choose between selling it and being a full-time landlord from afar.

You own it. We take care of it. You live somewhere else, your rental doesn’t have to be your problem there.

Let's Start With One Simple Question,

Is Your Property Occupied Or Vacant Right Now?

Tell us the address and whether it’s currently occupied or vacant.

Our team will contact you to discuss your goals and confirm whether the property fits our service. The conversation covers rental expectations, any preparation needed, management charges, and the steps required to begin or transfer management. If more information is needed to assess the property, we’ll explain what is missing.

Frequently Asked Questions

I don't live in Oklahoma anymore. Do I need to come back for anything?
No. Inspections, showings, repairs, and tenant meetings are all handled locally by us. Most out-of-state owners never need to visit for management purposes.

You have access to an owner portal with real-time updates, plus monthly financial statements. You’ll also hear directly from us for anything that needs your decision.

We handle emergency maintenance directly with local vendors. You’re notified, but you’re not the one being called at 2am or arranging a repair from out of state.
Rent is collected from tenants, processed, and deposited directly to your account electronically, no checks to mail, no in-person banking required.

We administer leases and coordinate notices, records, and appropriate legal support when needed. We provide property financial records; your attorney and tax adviser handle legal advice and tax filing.

We manage the entire process according to Oklahoma law, notices, filings, and court proceedings, so you’re not navigating an unfamiliar legal system from a distance.

Ready To Stop Managing Your Oklahoma Rental Property From Another State?

You bought the property as an investment. Let it be an investment, not another job. We'll handle the Oklahoma side. You focus on everything else.
