A rental property needs to made ready for the next tenant once it is vacant.  Sometimes the property needs almost nothing, sometimes the tenant has really torn up the property. Most of the time, it’s somewhere in between.  This article tells how to avoid getting ripped off on make ready costs by rental property management companies in oklahoma city.

The most common items on a make ready checklist are shampooing carpets, doing a detailed clean up, hauling off junk left in the house, and touch-up painting.

Normally, the property management company arranges for and coordinates the make ready. If you aren’t careful, you can get taken for a ride. In this article, I give three tips for avoiding getting ripped off when it comes to getting a make ready done on your property.

#1.  Rental property management companies in oklahoma city need to get photographs to document damage.

Items such as cleaning the carpets may be hard to pick up on a photograph.  For those items, you are going to have to rely a little more on the word of the rental property management companies in oklahoma city.  Dirt, grime, and grunge don’t always show up very well on film, but are obvious up close when a prospective tenant is viewing a property.  However, it’s unusual for a property that has carpet to NOT require carpet cleaning between tenants.

Ideally, the tenant will take care of carpet clean when they move out, but it doesn’t always happen. The lease that the property management company that I own and operate requires the tenant to clean carpets or they will be charged for carpet cleaning out of their security deposit.

#2.  Get copies of invoices from contractors who have done the make ready and/or repairs from your property management company.

#3.  Have your property management company get you a bid up front on the make ready.

This is especially important if it’s going to be more than a few hundred dollars.  The bid should be broken down into line items.  A lump sum with no scope is not acceptable.

Once you get your bid, if you feel comfortable with, more forward.   Most rental property management companies in oklahoma city will require you pay for the work up front if it’s going to more than a few hundred dollars.

If you are not comfortable with the numbers, engage the property manager and ask for specifics.  You might find you don’t agree with some of the repair items the property management company wants to do. Or, you may think of a less expensive way to accomplish some of the work that needs to be done. Or better yet, ask the property manager what other options might be get that done.
